SBA 504 Business Development Officer Overview


Our client is seeking a highly motivated SBA 504 Business Development Officer to originate new SBA 504 loans and expand their presence throughout the Greater Boston market. This is a sales-driven, externally focused role ideal for a high-energy producer who enjoys networking, building referral relationships, and cultivating commercial real estate financing opportunities.

The ideal candidate is ambitious, tech-savvy, and eager to be out in the market daily—attending events, meeting bankers, and creating meaningful business relationships. SBA 504 experience is highly preferred and will significantly elevate a candidate’s competitiveness.


SBA 504 Business Development Officer Key Responsibilities


  • Generate 18 to 20 million dollars in new SBA 504 loan originations annually
  • Proactively source owner-occupied commercial real estate financing opportunities
  • Identify and build relationships with bankers, brokers, developers, and centers of influence to drive referrals
  • Attend networking events, industry functions, social gatherings, breakfasts, coffees, happy hours, and community activities to expand deal flow
  • Educate referral partners on SBA 504 loan structures and eligibility requirements
  • Prospect businesses across diverse industries including restaurants, hotels, gas stations, contractors, HVAC companies, service providers, and other owner-occupied CRE users
  • Develop strong visibility in the Greater Boston commercial lending community
  • Collaborate with internal credit and underwriting teams to ensure smooth loan progression and timely approvals
  • Maintain a robust pipeline, track activity, and consistently follow up on all opportunities
  • Represent the institution professionally while strengthening long-term referral partnerships


SBA 504 Business Development Officer Qualifications


  • Ability to originate 18 to 20 million dollars in SBA 504 loans annually
  • Strong sales drive with a proven ability to network, produce, and build referral relationships
  • SBA 504 experience strongly preferred (general SBA experience a plus)
  • High-energy, motivated personality with the desire to be active in the market every day
  • Tech-savvy, creative marketer, and comfortable utilizing modern outreach strategies
  • Excellent communication, negotiation, and interpersonal skills
  • Ability to work independently while managing a fast-moving pipeline
  • Local to the Greater Boston area
  • Bachelor’s degree in business, finance, marketing, or related field preferred; equivalent experience accepted

Compensation & Benefits


  • Base salary: 130,000 to 140,000 dollars (with potential for increases as production ramps up)
  • Commission structure:
  • 20 basis points on all closed loans
  • Up to 39 basis points for achieving call metrics and loan approval goals
