The Director of Preconstruction will lead and oversee all preconstruction activities for commercial construction projects in the Kansas City region. This role is responsible for establishing estimating standards, managing pursuit strategy, guiding budgeting and value engineering efforts, and partnering with executive leadership to drive successful project acquisition and execution. The Director will mentor preconstruction staff, collaborate closely with operations, and serve as a key client-facing leader throughout the pursuit and design phases.
Key Responsibilities
- Lead the preconstruction department, including estimating, budgeting, and preconstruction planning activities
- Establish and maintain preconstruction processes, standards, and best practices
- Oversee conceptual through GMP estimating, cost modeling, and risk analysis
- Collaborate with operations, project management, and field leadership to ensure seamless handoff from preconstruction to execution
- Guide value engineering, constructability reviews, and cost-control strategies throughout design development
- Develop pursuit strategies, including go/no-go decisions, proposal coordination, and interview preparation
- Serve as a primary client contact during preconstruction, building strong relationships with owners, architects, and engineers
- Manage and mentor preconstruction managers, estimators, and support staff
- Track market conditions, subcontractor pricing, and regional trends within the Kansas City market
- Support business development efforts and strategic growth initiatives
Qualifications
- Bachelor’s degree in Construction Management, Engineering, or a related field (or equivalent experience)
- 10+ years of experience in commercial construction, with significant preconstruction and estimating leadership experience
- Proven experience leading preconstruction teams and complex project pursuits
- Strong understanding of construction means and methods, scheduling, and cost controls
- Experience with negotiated, design-build, and CM-at-Risk delivery methods
- Excellent leadership, communication, and client-facing skills
- Proficiency with estimating software and preconstruction tools
Preferred Experience
- Experience in the Kansas City commercial construction market
- Background working on projects such as office, healthcare, industrial, historic renovation, K-12, hospitality and retail, banks or higher education
- Experience partnering closely with executive leadership and business development teams
